REIT ETF or GRT, or both?

I’m thinking of moving more money into real estate and wonder if an ETF is a good move. FYI I already hold GRT.UN.TO in my account, but it’s only 2% of total value. TY.

I am very 'meh' on a lot of REIT ETFs because they often force you to own the laggards alongside the leaders. And in the REIT space, the majority of them are laggards.

For example, right now, many broad ETFs are dragged down by office REITs struggling with high vacancy rates and work-from-home shifts.

By buying the whole index, you dilute high-conviction plays like Granite (Industrial) or Canadian Apartment Properties (Residential) with slower-growth retail or struggling office assets.

That is just my opinion though. If you want a set and forget about, they're still fairly solid funds. They just include "all" aspects of real estate, including the bad ones.
